Job Description: Our client, a leading title company, is seeking a highly skilled and detail-oriented
Title Examiner / (Plant Manager) . The ideal candidate will leverage extensive experience in examining complex residential and commercial property titles,
navigating Texas-specific title laws and the Texas Title Insurance Basic Manual , and providing expert analysis to ensure a clear and marketable title for all real estate transactions. This role requires a strong understanding of the full real estate transaction lifecycle, from search through closing, a methodical approach to research, and the proven ability to proactively identify and resolve potential title issues.
Key Responsibilities: - Conduct comprehensive title examinations by searching county records, title company abstract plants, and databases to establish a complete chain of title beginning from the sovereign.
- Analyze and interpret complex legal documents such as deeds, Deeds of Trust (mortgages), liens, judgments, easements, and surveys for residential and commercial properties.
- Identify, report, and collaborate with Escrow Officers, Title Attorneys, and clients to resolve all title defects, liens, and encumbrances to clear the title for closing.
- Draft and prepare accurate Commitments for Title Insurance (Form T-7), endorsements, and final title policies in strict accordance with the Texas Title Insurance Basic Manual and the Texas Insurance Code.
- Provide essential risk assessment and guidance to the underwriting and Escrow teams regarding TDI promulgated rates and forms.
Required Qualifications: - Must have a minimum of three to five years of experience as a Title Examiner or Abstractor, with a dedicated focus on commercial or high-liability residential properties in Texas.
- Proven experience in searching and compiling records from Texas abstract plants is essential.
- Strong knowledge of Texas property law, the Texas Title Examination Standards, legal descriptions (e.g., metes and bounds), and curative documents is required.
- Must have exceptional analytical and problem-solving skills, paired with a meticulous attention to detail.
Preferred Qualification: - Experience in a Texas title insurance agency or direct operation is a significant plus.
- Juris Doctor (JD) degree is preferred due to the complex legal nature of title examination.
